Real estate market in the new year

Greetings from your 400 North Board of Realtors.

  

We are well into the new year and our markets are continuing their recovery process.

  

Traditionally, sales are slow in real estate during the winter months, but November sales were robust because of the homebuyer’s tax credit.

  

December was slow as a result of the rush to get sales into November.

  

The following information is provided by Georgia Multiple List Services and/or First Multiple List Services from Dec. 1 to Jan. 25.

  

As you know, not all sales are recorded in these services, so the numbers could be higher.

  

The board represents the north Georgia counties of Forsyth, Dawson and Lumpkin.

  

Forsyth County

  

• The average sales price in Forsyth County was $273,487, with 220 home sales.

  

• Sellers were at 94.1 percent of their list price versus the actual sales price.

  

Dawson County

  

• The average sales price in Dawson County was $231,779, with 35 home sales.

  

• Sellers were at 88.6 percent of their list price versus the actual sales price.

  

Lumpkin County

  

• The average sales price in Lumpkin County was $182,100, with 26 home sales.

  

• Sellers were at 94.6 percent of their list price versus the actual sales price.
