One of Dawson County’s healthcare complexes along the Ga. 400 corridor now has a new owner.

Anchor Health Properties, a national healthcare real estate development, management and investment firm, recently closed on North Georgia Medical Plaza, according to a press release by Anchor’s Director of Marketing and Communications, Rachael Hall.

This two-story, 35,497-square-foot outpatient medical office building (MOB) sits at 73 Prestige Lane and previously opened its doors to patients last year, the release stated.

The medical plaza’s tenants include Northside Hospital System, Cleaver Medical Group, Heart & Vascular Care and Digestive Care Physicians, who collectively offer medical care options ranging from primary care, ENT and allergy services to dermatology, cardiology and optometry.

Anchor acquired the plaza in an off-market fashion through a joint venture with institutional equity partner Harrison Street, a leading investment management firm focused on alternative real assets.

Anchor Chief Investment Officer and Managing Partner James Schmid said the medical office building will continue to play a key role in the delivery of area healthcare.

“The city of Dawsonville’s growing economy and strong demographics coupled with the MOB’s synergies with the surrounding [Northside] hospital and outpatient campus aligned with key themes in our overall investment thesis,” Schmid added. “We are pleased to continue our long-term relationship with the existing tenancy and are committed to providing the surrounding community with a high-end facility as we expand our presence with additional opportunities in the greater Atlanta area.”

As the facility’s new owner, Anchor will provide asset and property management services at this location going forward. The acquisition represents the first institutional ownership of the building.

“We are building a strong presence in the Atlanta metro area, and we continue to be attracted by the outpatient medical office opportunities here,” added Elliott Sellers, Anchor’s Vice President of Investments and Partner. “We are excited to add this Class A MOB to our existing fifteen- asset, owned-and-managed portfolio and to support Northside Hospital System, Cleaver Medical Group, Heart & Vascular Care, Digestive Care Physicians, and the providers who deliver high quality healthcare to the community. We look forward to being able to announce additional acquisitions in the market later in the year.”
