Rezoning clears way for discount retailer on Hwy. 9

The county commission approved a rezoning last week that will bring a discount retail store to southwestern Dawson.

As soon as permits are in place, construction is set to begin on a Dollar General off Hwy. 9 in the Silver City area, near the Forsyth County line.

Brian Day of Day Design Group said work on the 9,100-square-foot store will take about 90 days.

No one spoke in opposition to the rezoning application.

According to Day, the building will feature a brick front facade with the three remaining sides in metal to conform with the county's unified development code.

Currently a wooded lot, the 1.7 acres was rezoned Jan. 19 from residential agriculture to commercial highway business.

Planning Director David McKee said the new zoning complies with the county's future land-use plan and fits the area.

"The Silver City Citgo is to its south and Silver City Tire is across Hwy. 9," he said.

Dollar General currently has two locations in Dawson County, one at Howser Mill and Hwy. 53 and another on 400 Center Lane in the Ingles shopping center.

The stores sell household and dry goods, as well as some groceries and clothing items.

The rezoning was approved with stipulations requiring a 30-foot undisturbed buffer along the rear property line, or with the planning director's approval, a 20 foot planted buffer if the initial condition cannot be met.

The applicant must have approval prior to any work along the state right of way.
